Press Release

PROFITZ Inc. (Headquarters: Chiyoda-ku, Tokyo; Representative Director: Shinichiro Tanaka; hereinafter "PROFITZ") has launched new locations for its shared office brand for small businesses,BLOCKS OFFICE, specificallyBLOCKS SHIBUYA -HIGASHI-,BLOCKS SHINJUKU GYOEN, andBLOCKS YOYOGI, opening three new locations in the heart of the city.
BLOCKS SHIBUYA -HIGASHI- opened on July 10, 2026, while BLOCKS SHINJUKU GYOEN and BLOCKS YOYOGI held their grand openings on September 1, 2026.

All three locations are projects that repurpose existing office buildings. While current tenant spaces continue to operate as traditional offices, vacant floors and upcoming vacancies have been redesigned as BLOCKS OFFICE shared workspaces for small teams, tailored to local demand and the specific characteristics of each building.

Rather than converting the entire building to a single use, we aim to capture new demand and enhance the value of existing office stock by combining traditional office spaces with BLOCKS OFFICE.

■ Designing for future demand rather than just filling vacancies

In planning these three locations, we evaluated how to best utilize vacant or soon-to-be-vacant floors by considering tenant move-out schedules, local office demand, the competitive landscape, unit sizes, and the overall tenant mix of each building.
We identified a strong need for business hubs that can accommodate startups, sole proprietors, and small businesses. To capture the demand for smaller, compact spaces that are often difficult to accommodate in traditional or turnkey offices, we introduced BLOCKS OFFICE, which comes fully equipped with the necessary business infrastructure.
Furthermore, we determine the optimal use for each property by analyzing unit sizes, floor characteristics, and local demand, incorporating a mix of traditional offices, turnkey offices, and other configurations.

■ Investment opportunities at each of the three locations

【BLOCKS SHIBUYA -HIGASHI-】
‍
This project focuses on the accessibility to Shibuya, Ebisu, and Daikanyama, as well as the potential for repurposing vacant floors and planned vacancies. By integrating these spaces with existing tenant units, we planned a transformation into a workplace where small businesses and sole proprietors can establish functional urban bases, leveraging an environment that offers the convenience of central Shibuya while remaining removed from its bustle.‍

【BLOCKS SHINJUKU GYOEN】
‍
In addition to the convenience of being just a two-minute walk from Shinjuku-gyoemmae Station, we focused on the potential of planned vacancies by considering the proximity to the nature of Shinjuku Gyoen, the high concentration of single-person households and young professionals, the convenience of daily life, the demand for small-scale offices, and the area's future potential. Based on these characteristics, we designed the planned vacancies as "BLOCKS OFFICE," a shared office space for small teams.

【BLOCKSYOYOGI】
‍
Located a four-minute walk from Yoyogi and Minami-Shinjuku stations, this site is also within reach of Shinjuku Station. The surrounding area is home to many small businesses, and we confirmed high occupancy rates in existing shared offices. Given these location characteristics and the affinity for a work-life balance, we introduced "BLOCKS OFFICE" for small teams into the vacant floors. We have carefully considered the quality of the space, including common areas, to meet the needs of users who prioritize their working environment.

■3A Shared Approach to Value Creation Across Locations

At PROFITZ, our fundamental approach to real estate value creation is to anticipate future demand, design projects by working backward from the desired user experience, and refine that value through ongoing operations.
For these three locations, we have taken the approach of redesigning them as workplaces for small teams by incorporating "BLOCKS OFFICE" into portions of existing office buildings, while carefully considering the specific demand and building characteristics of each area.
By integrating investment, planning, and operations, we unlock the latent value dormant in existing offices and transform it into new revenue opportunities. We feed the insights gained from on-site operations back into future investment decisions and planning, creating a virtuous cycle of value creation that continuously expands the potential for utilizing existing office stock.

■Future Outlook

Moving forward, PROFITZ will continue to assess the market for each area and property, capturing new demand with ideas that transcend traditional usage, and exploring optimal utilization methods. Rather than making the expansion of BLOCKS OFFICE an end in itself, we will prioritize a mindset of identifying the latent demand for each property and considering new ways to utilize it, thereby continuing to drive value creation.
