This commercial facility in Yoyogi Uehara, which opened in June 2023, offers a space that integrates "work, live, and play." The first floor houses restaurants and retail tenants, while floors 2-5 are dedicated to offices and residences. Kawata Construction handled development and construction, 301 was responsible for branding and community building, and Profits managed financial aspects. It created a place where people who resonate with the concept gather, generating sustainable profits for investors, tenants, and users.

Balancing "planning that highlights the area's unique character" with "creating a system for sustainable profit generation"

While Kawata Construction and 301 each specialized in construction planning and content planning, respectively, they faced challenges in financial management, such as analysis and investment structuring. Amidst the need to build a sustainable and reproducible scheme for both investors and tenants/users, there was a strong desire to realize a mixed-use facility that would become a new model for the area, leveraging local characteristics in the rare location in front of Yoyogi Uehara Station.

Aiming to Create Ideal Value Through Teamwork Leveraging the Strengths of Three Companies: Construction, Planning, and Finance

To ensure the project's success, Profits took on the role of financial management and fund operation, establishing a system where investors, tenants, and owners could mutually grow. Based on Yoyogi Uehara's characteristic of bringing "work, live, and play" closer together, development was user-centric, leading to proposals aiming for rents exceeding market standards. Furthermore, efforts were focused on community building, aiming to create a place where value is continuously generated, including exclusive benefits for residents through member cards.

Human-Centric Development Attracts People Who Resonate with the Concept, Leading to Increased Real Estate Value

The occupancy rate remains at approximately 90%, and rents have achieved a high level, 1.3 to 1.4 times that of the surrounding market. Because it was planned from a human-centric perspective rather than a building-centric one, residents who resonated with the concept naturally gathered. The reception party hosted by 301, which handled branding, was a great success, and positive feedback has been received from local residents. Following the closure of the last bookstore in the station, the facility began to serve as a community-rooted hub, reflecting the desire to "preserve a town with a bookstore." Inquiries flooded in via cabo's press releases, leading to multiple contracts without relying on real estate agents, and two rent revisions were also achieved.
