"EFFICE," a new office supporting the growth of SMEs, achieved same-day lease agreements.


As telework became established during the COVID-19 pandemic and the value of offices changed, we proposed "EFFICE," a new office designed to help SMEs address challenges such as securing talent and enhancing corporate image. Recognizing that most office relocations are for expansion, we created an entrance design that emphasizes a headquarters-like feel. We pre-equipped the space with functions and environments optimized for modern office needs like "collaboration," "telework," and "web conferencing." This resulted in an office space that can be rented immediately, requires no restoration upon exit, and meets the needs of growing companies.

This property featured a single unit spanning the first and second floors, connected by a large internal staircase. Due to this staircase and layout, there was a significant amount of dead space, leading to it being vacant for nearly a year. Following the COVID-19 pandemic, telework became widespread, and the values and elements required of an office changed significantly. For SMEs, securing talent became a management challenge, and improving corporate image and working environments gained importance. Based on interviews with multiple real estate brokers, we learned that the majority of office relocation needs were for expansion. This insight guided our office planning to meet the demands of growing companies. Furthermore, we transformed negative aspects into positives, such as redesigning the open staircase—which had created dead space—to evoke the feel of a headquarters lobby.
EFFICE offers a new office environment characterized by "Economic efficiency, Employee empowerment, and Ecological consideration." Its lean design reduces initial investment and maintenance costs by approximately 40%, while also being environmentally conscious through waste reduction and the use of recycled materials. By designing the value of coming to the office with gathering spaces and facilities that support diverse work styles, it promotes team revitalization. This space is ideal for growing companies aiming to enhance their recruitment capabilities and corporate image, as it secures seating for all employees at 1.5 tsubo per person while keeping costs down, and reduces the financial burden of move-in and move-out with included interior finishes.
We improved the NOI yield by +1.0% and set the target IRR at 15-18%. Although the rent per tsubo was ¥25,000, higher than the area average of ¥17,000, tenants benefited from cost savings as interior finishing and restoration costs were not required. Meanwhile, the owner successfully increased rent, creating a mutually beneficial system. The excellent cost performance was highly regarded, leading to a same-day lease agreement.
