We provided comprehensive support for the entire process of opening new directly managed sales outlets by PAIG Japan Automobile Investment GK, a Japanese subsidiary wholly owned by Porsche Holding GmbH. We not only filled the gaps in real estate knowledge and understanding of Japanese market specifics that the client company lacked, but also took on a wide range of roles, including business planning, profitability analysis, negotiations with landowners, vendor selection, design and construction project management, and lease agreements, thereby driving the project forward.

Securing appropriate land and coordinating with various companies to simultaneously open two different types of facilities.

Porsche sought a large plot of land that met its Corporate Identity (CI) and other requirements, but the high rent for such land in Tokyo presented a significant financial burden. To simultaneously open two facilities with different uses—a showroom and a service center—it was necessary to not only secure suitable land and manage construction, but also to coordinate with various related companies.

Proposed a balance between location and budget that satisfied all stakeholders, bringing their vision to life.

We challenged conventional dealership practices by proposing a four-story building, making advanced use of the land to halve the required site area. This approach helped keep rent costs down. We then engaged in extensive data-driven negotiations with landowners aiming for high sale prices, clients seeking low rent, and investors looking for high returns. Through these efforts, we successfully acquired the land, achieving a balance that satisfied all stakeholders.

Our one-stop support led to problem resolution and project success, fostering a strong, trusting relationship.

By providing one-stop management, including coordination with construction companies, and resolving all challenges leading up to the opening, we successfully launched both the Nihombashi showroom and the Adachi service center simultaneously. As a token of the client's appreciation, we hosted a Porsche test drive event for our customers. Our expert proposals were highly valued, allowing us to build a strong, trusting relationship with the client.
