‍Re-evaluating Housing Needs During the Pandemic and Discovering a Supply-Demand Gap

‍In response to the pandemic, there was a growing demand for comfortable living environments and an emphasis on quality of life. However, the rental housing market lacked properties that met these needs. Specifically, despite the growing pet market, there was a shortage of pet-friendly apartments in urban areas. We focused on the potential of pet-exclusive rental apartments to provide a more comfortable living environment for pet owners, as they eliminate the need to consider residents without pets.

‍Providing a Comfortable Living Environment with Pet- and Human-Friendly Design and Support Systems

‍The "FLUFFY" series provides a comfortable living environment with pet-specific facilities such as non-slip flooring, deodorizing wallpaper, and safety gates to prevent pets from running out. Furthermore, by partnering with a pet insurance company to offer a 24-hour veterinary consultation service, we create a secure living environment. By making all buildings pet-friendly, we avoid conflicts with non-pet owners and foster greater understanding and peace of mind regarding pet ownership. Currently, we operate a fund specializing in pet-friendly residences across four properties, including Nihonbashi Hamacho.

‍Delivering Value to Target Customers, Resulting in Occupancy at Rents Higher Than Market Rates

‍Despite being set 14% higher than market rents, we secured approximately 20% of the total units through web advertising and "direct leasing" targeting individuals seeking pet-friendly rental apartments. The concept, facilities, and services have been well-received, and FLUFFY currently operates nine properties in Tokyo. (As of December 2024)
